Terms The premises are available on a new fully
repairing and insuring lease directly from the landlord on terms to be agreed.
Annual Rental £42,000 per annum, exclusive. VAT will be payable on the
annual rental.

Uniform Business Rate: £0.462 (expiring 31/03/2009) Rates
Payable: £12,243 per annum
Parking & Additional Storage Space Private parking
spaces and storage space are available nearby to the premises which are charged
at £850 and £2,000 per annum, respectively. VAT will be payable on

Legal Costs Each party to bear their own legal and
