Terms The premises are available to let on a new fully
repairing and insuring lease for a term to be agreed directly from the
landlord. The lease will be contracted outside of the security of tenure and
compensation provisions of the 1954 Landlord and Tenant Act, Part II, as
amended.
Annual Rental £20 per sq ft per annum, exclusive.
The annual rental will be payable quarterly in advance and will be subject to
VAT.
Business Rates From internet enquiry only we note that
the suite has the following business rate assessment: 2005 Rateable Value:
£60,000. Uniform Business Rate: £ 0.462 (expiring 31 March
2009). Business Rates Payable: £27,720 per annum, approximately.
Service Charge There will be a service charge levied on
the premises to cover such items as buildings insurance, heating, cleaning and
repairs of the communal areas. The service charge also includes water, gas and
