Planning: The premises have the benefit of an
office usage. In addition the premises have planning consent for a D1
medical/clinic/training usage.
Rental: £29,000 per annum, exclusive.
Service Charge: There is to be a service charge
levied on the premises in the form of a sinking fund of £1,250 per
quarter paid by the proposed lessee in lieu of the full repairing liabilities
on the building. This figure will be increased annually in line with the RPI
index. In addition an annual insurance sum will be re-charged.
