Under the EU Energy Performance of Buildings Directive (EPBD), the
UK Government has stipulated that with effect from 1 October 2008, all
commercial property in the UK has to have an Energy Performance Certificate
(EPC) prior to sale or lease.
EPCs are required for all non-dwellings covering everything from
small retail units to offices, industrial units and large scale commercial
premises, such as public buildings.
Hurst Warne have liaised with specialist consultants who are able
to provide a quick and easy solution to the requirement of Energy Performance
Certificates.
Our consultants will use the SBEM (Simplified Building &
Energy Model) assessment module, which is similar to that used for residential
properties within Home Information Packs, as the basis for an EPC. Essentially
a report will be produced based on the buildings size, construction
materials, boiler type, heating output, air-conditioning output, service runs
of the building etc, which will detail the buildings energy performance.

New transitional arrangements have been introduced.
As stated above, all commercial properties from 1st October 2008
will need an EPC when they are placed on the market to be sold or let. However,
if the property is already on the market before 1st October 2008, you have
until 4th January 2009 to obtain an EPC. |
